RENTAL CONDITIONS and Tenant's Obligations
1 - The Tenant shall provide a credit report, proof of employment, and any other relevant documents to the satisfaction of the Landlord. 2 - The Tenant must provide proof of liability insurance in the amount of two million dollars ($2,000,000). 3 - The Tenant shall return the property to the same condition of cleanliness as at the beginning of the lease, except for normal wear and tear. 4 - In agreement with the Landlord, the Tenant agrees to make repairs of less than three hundred dollars ($300) for the duration of the lease. The Landlord shall be responsible for repairs in exceeding three hundred dollars ($300) for the duration of the lease, unless such repairs are due to the Tenant's negligence. 5 - The Landlord is responsible for repairs to the heating system, air conditioning and appliances, except in the case of negligence on the part of the Tenant. 6 - No smoking. 7 - Pets: to be discussed. 8 - No subletting or Airbnb allowed. 9 - No modifications of any kind to the property. No painting allowed. 10 - The rules and regulations will be given to the Tenant when the keys are given. 11 - The lease will be for a non-renewable period of 4 months. It is understood and agreed between the parties that the Tenant will not have the right to renew the lease. Therefore, the Tenant must leave the IMMOVABLE at the end of the lease, no later than April 30, 2024. 12- The property is rented furnished, a security deposit of one month's rent will be required upon signature of the lease. This deposit will be cashed by the Landlord at the beginning of the lease term. It will be returned in whole or in part to the Tenant at the end of the lease, following the Landlord's inspection. At the beginning of the lease term, the tenant must sign a document annexed to the lease, attesting to the condition of the premises, the list of furniture and inclusions. 13- Housekeeping will be provided every 2 weeks by the Landlord's housekeeper. It will be included in the rent. However, the Tenant will be responsible for the cost of cleaning at the end of the lease (5 hours).
